At one time when I lived in the building more than a decade ago the property may have been inspected once for termites, doubtful any were deposited as I had retired U.S. Marine and Navy Officer Amos P. Wright at my side, his “Your ‘Yes Men’ will kill u” [sic] telling it the way it is much like his, “In arbitration do u give in or fight?” such statements along with this “check mate” notice sending quite the message to lawyers-liars around the globe, the price of gold reflective of a number of old farts not in the least bit interested in changing the status quo, one’s biological age not a factor in this “Dog eat God Aspartame” [sic] world, agree?

 

What else do I need to be concerned with other than the physical inspection?

 

Again, as expressed time and again, the building is being sold “as is”, for me to begin laying out stuff like the side effects of tenants and their guests to mention little of pets that may have on more than one occasion farted when not seated properly on the toilets, the airborne particles of feces possibly accumulating in hot spots in one or more of the bedroom ceilings that with the next ice age could come crashing to earth causing one incredible earth movement not to suggest either that one or more tenants have seen fit to go into the prostitution business, my knowing a thing or “tTOo” [sic] about being “set up”, so please do not upset me with more of the same, make certain the LOI-Lots Of Intuition accompanies your client-s very best offer-s since if it is not to my liking I will shop it, again I know perfectly well that at this very moment in time I am leaving plenty of money on the table.

 

May I further suggest you find another client or at least one that can afford asight seeing God”  [sic].

 

Time is of the essence.

No apology needed. I will communicate via E-mail from now on.

I will hopefully be forwarding an LOI to you tomorrow. Has the property been inspected for termites? If you had this in hand and an inspection report, the closing and due diligence period would move along more quickly. I do have a termite inspector that charges between $100 and $150 per inspection. Normally, a buyer would have at least seven days to do all physical inspections. Is this sufficient to you? Does any work need to be done to the interior of the units?

When my buyer drove by, he counted 8 units. The property profile said (4) 2br and (2) 1 brs. Is it 6 or 8?

I apologize for being abrupt when u called in the middle of our Clean Water Fund conference call, again email is the best way to communicate, this way nothing gets lost in the disconnects - I don’t have photos handy - my suggestion is that u make haste while the sun shines and take your prospective clients over to the property and have one and/or all of them make me an offer I simply cannot refuse and then lets work out the details, my unwilling at this time to give anyone an exclusive.

Just a note to see if you have photos of your property. I have sparked some interest in 3 of my clients. If not I will take them myself.
