Rick - I assume u have gone thru the "back and forth" between myself and Mr. Alan Friedman, that u have been smart enough to at least consider contacting Mr. M.E. Guirguis who was the apparent so eager previous “buyer”?

 

Surely u would agree Mr. Guirgius must be rather upset with Mr. Friedman for having been so incredibly negligent and now very supportive of me being afforded the opportunity to demonstrate to the masses around the world the importance of taking those who have allowed their formal education to interfere with their learning on one incredible educational light journey?

 

How would u have improved on the opening line,

Please spell out for me clearly and precisely what price u would list the property, the commissions to be paid, the most realistic net to me after the close of escrow, 22 days from today i.e. my half share of the escrow fees, etcetera, etcetera.
