So what we are talking about is that you would be totally responsible for all the repairs and maintenance, taxes and insurance.

 

Second, the lease/rental period would be one year.

 

Third, I would need for the rent deposit of 2 months to be applied to months 1 and 12 given how I know nothing about your financial wherewithal, i.e. your ability to pay the 12 months rent you are proposing of 7,200 pounds. In other words you would, assuming I accept what you propose, pay 1,700 upfront and then beginning in the second month of your tenancy you would begin paying 600 pounds on the first of each month.

 

Fourth, you would need to provide me with certificates of insurance prior to moving in.

 

Fifth, when do you think you would take occupancy?

 

Sixth, by the beginning of next summer we want to reserve the option of being able to place a FOR SALE sign on the large wall of the garage facing the terrace; i.e. any sale of the property would only be effective at the end of your 12 month lease.

 

Seventh, I will now follow up with your references.

Okay Gary, the deposit is not a problem and lets say we give you two months

rent up front.

 

We had no idea that we would be TOTALLY RESPONSIBLE for the maintainence and

repairs to CCrest so the rent we offer now plus 5% of gross profit is £600

per month.

 

We will now have to have insurancies for contents and the building making it

more expensive for us. In the future months anything could happen to the

building holding us responsible so I think in light of this the rent we now

offer is fair.
