G – I wasn’t quite firing right when I first heard your valuations of condos in the area. What u came up with $3.4 million approx. was in fact in the middle of the range of $2.7m and $4.2m given by Coldwell Banker.

 

I want u when visiting the property to take very careful physical inspection of not only the most incredible layout, the utilization of space of both the units as well as the undercover parking which can in fact easily fit 4 more cars in the designated 11 undercover security-gated garage spaces but the great lighting in all but 2 units, unit 2 and 5, then again I may be the only person who feels this way, perhaps it is because of being around my amazing artist painter-client-partner-wife Marie Dion.

 

Then consider how well positioned this property is on the street, next to a condo complex I believe with twice as many units that could fit in to the very best neighborhoods in all of California not just Los Angeles, none, in my opinion, will u find of better construction than 1431 Stanford Street to mention little of had the address been 1421 it is unlikely I would ever have got around to selling this one of a kind property, the digits 1421 when added or multiplied result in the same number 8, quite the finite set, 9 such combinations in total, agree?

 

Also consider that while my rents just shy of $95K per year r at least 30% below market, several tenants have not received any increases in well over a year, 5 of the 6 tenants coming in after rent control was lifted in January 1996 allowing me if I had chosen to increase all the rents to market I could just as easily leverage the hell out of the property and disappear into the “woodwork” in the event of a total real estate market collapse.

 

Again, as I told Jake, I would be willing to stay in the deal if I got comfortable with his folks which I don’t need to take anyone’s word on their credibility since it is my business to do “due diligence”.

 

My word tho is good and so can my time be better spent doing other things such as helping implement the solutions we have come up with for solving all the problems of the world which means should u decide to make me an offer I “cannot refuse” make certain it comes with a very sharpened pencil, I don’t plan on “kid-di-king” [sic] around, well aware there is less and less inventory in this one of a kind market more than a handful of executives I know in the area would just love to have not just one but all 6 units as their one of a kind love fest, knocking 5 holes in 4 walls makes the perfect concubine spot, agree?

 

And while I don’t believe my time is more valuable than anyone else, the fact that I don’t know of anyone on this planet who can charge more than me if in fact I chose to get back into the “rat race” does not mean my “added value” is anymore than an earthworm which helps oxygenate the planet, money nothing more than a concept.

Gary,

as I told G I will show him the units tomorrow. It was confirmed w/out any guessing. As far as the tanant in # 6 is concerned, she does not have the computer not the e-mail.
